Introduction: Have you ever walked past a section of your house where it looks like the mortar between your brickwork has visibly crumbled away or simply looks different to other parts on the same wall? This is a common problem that homeowners will encounter over the life cycle of their house and addressing it correctly has both structural and aesthetic benefits.

Over time, mortar joints can deteriorate due to weathering, moisture, or age, leading to potential issues such as water penetration and compromised stability. Repointing involves renewing the mortar joints between bricks to ensure they remain strong and resistant to environmental factors.

1. Understanding Mortar Repointing Mortar repointing is the process of removing deteriorated mortar from the joints between bricks and replacing it with fresh mortar. The primary goals are to enhance structural stability, prevent moisture penetration, and maintain the appearance of the brickwork. Repointing is typically necessary when the existing mortar has become cracked, crumbled, or has started to separate from the bricks. Sounds simple enough right? I for one wish this were true! As we’ll see below this is not the case and can have disastrous consequences if done incorrectly. So! For the avid DIYer I’ll do my best to give a professional opinion on what to do when you encounter this problem. Lets jump into what to look for

2. Signs Your Brickwork Needs Repointing

Obviously the prevention is always better than cure, and as for repointing work this is true for both before and after you recognise the issue. Recognising the signs that indicate mortar repointing is needed can prevent further damage to your brickwork:

  • Crumbling mortar: Visible deterioration where the mortar is crumbling or falling out of the joints. A simple scrape test will often tell you more

  • Gaps between bricks: Gaps or spaces appearing between bricks due to mortar erosion. This often happens with houses build on strip footings where the mortar BELOW where the bricklayer has installed the damp proof course (DPC) has deteriorated

  • Water penetration: Water stains on interior walls near brickwork, indicating moisture infiltration through deteriorated joints. This issue can poke a certain type of bear that can have serious structural implications for your home

  • “Stairway cracks”: A stairway crack usually happens around openings (doors, windows) where the visible crack looks just like that; a staircase. The crack travels down each perpend and along the bed and then down the perpend on the course below (sometimes through bricks), and is the result of structural movement. Although underpinning is recommended for large cracks and serious structural movement, repointing can serve as a cheaper alternative IF there hasn’t been too much movement (5-10mm).

Okay, so we know what to look out for so how do can I have a crack at this?

As with most things, the key is a solid plan and preparation.

3. Steps to Prepare for Mortar Repointing Proper preparation ensures a successful repointing project:

  • Inspecting the brickwork: Thoroughly examine all mortar joints to identify areas needing repointing. I like to mark these out in texter if there’s multiple spots around the house so as to not miss anything.

  • Cleaning the joints: This step is critical as you need to dig out a certain depth so as the new mortar will bond to the existing mortar later. I like to dig out. According to AS 3700:2018, when repointing mortar joints, the depth of removal of existing mortar should typically be around 15-20 mm deep.

  • Assessing mortar type: Determine the type and composition of the existing mortar to match it accurately with the new mortar.

  • PRO TIP: if you’re unsure about the mortar colour you have a number of options:

-get a range of different coloured sands, cements and oxides and make some micro batches, sit on these for a few days and after they’ve cured compare them to the existing walls

-take it into your local garden/building supplier - there’s often an expert who has experience with mortar matching

-repoint with any mortar and tint the mortar later on down the track.

4. Mortar Mix and Tools Choosing the right mortar mix and having the necessary tools are essential for quality repointing:

  • Mortar mix: Use a mortar mix that matches the strength, colour, and composition of the existing mortar. Typically, a Type O or Type N mortar is suitable for repointing. If you’re using a mortar gun then consider the plasticity and consistency of the mortar so the tool doesn’t get clogged.

  • Tools: Essential tools include a pointing trowel, mortar hawk, joint raker, and brushes for applying and finishing the mortar. If you have access to a mortar saw and mortar gun this process becomes a lot easier!

5. Wall preparation and Techniques for Repointing Mortar

Follow these steps for effective mortar repointing:

Wall preparation

It is time to make sure that the wall is prepared properly in order for the new mortar to successfully bond to the existing structure:

-Make sure you have cleaned out all dust and debris from the joints

-Lightly Wet down wall (don’t soak)

You are now ready to proceed

  • Mixing mortar: Prepare mortar according to manufacturer instructions, ensuring it has the correct consistency.

  • Applying mortar: Fill the joints evenly with mortar, pressing it firmly to ensure a solid bond with the bricks. (Mortar gun is a game changer)

  • Tooling joints: Use a pointing trowel or jointing tool to shape and smooth the mortar joints, matching the existing profile for a seamless finish.

6. Common Mistakes to Avoid Avoid these pitfalls to achieve durable and visually appealing repointing:

  • Incorrect mortar type: Using mortar that is too hard or mismatched in colour can detract from the overall appearance and durability.

  • Inadequate cleaning: Failing to clean joints thoroughly before repointing can compromise the bond between new and existing mortar.

7. Aftercare and Maintenance Care for newly repointed brickwork to ensure longevity and performance:

  • Curing: Allow mortar to cure for the recommended time before exposing it to moisture or weather.

  • Protection: Apply a breathable sealer to protect repointed joints from water penetration and freeze-thaw cycles.

  • Regular maintenance: Periodically inspect repointed areas for signs of wear or cracking, addressing issues promptly to prevent further damage.

8. Benefits of Professional Mortar Repointing

We’ve come this far! If you’re reading through this and get to the point where you feel like this is out of your depth, then by all means hire a professional. Choosing a professional brick repair company offers several advantages and can save you time and headaches

  • Expertise: Professionals have specialised knowledge and experience in assessing, preparing, and repointing brickwork effectively.

  • Quality craftsmanship: Ensures meticulous attention to detail and a high standard of workmanship for lasting results.

What to expect on your quote

Typically contractors will charge either a m2 rate ($200-$400m2, supply and install) or an hourly rate ($70-$120) plus materials (varies depending on your mortar) when they quote the job, similarly our rates will vary according to the job but I’ll provide an example below of what a straightforward job might look like:

Job proposal:

“Proposed Supply and install of brick repointing work and brick rectification at private residence. 10m2 in total

-Labour - 8 hours - $100/hr = $800.00

-Material source, supply and install - $500.00

-Waste disposal - $100.00

Totals = $1400.00 + GST

           = $1540.00

Conclusion: Effective mortar repointing not only restores the structural integrity of brickwork but also enhances its visual appeal and longevity. By addressing deteriorated mortar joints promptly and correctly, homeowners can protect their investment and enjoy durable, weather-resistant brickwork for years to come.
